Are move-out cleaning services worth it?

Short answer: They are worth it when your time during the move is short, or when the lease or the sale asks for a clean home. They do not guarantee a deposit refund.

Three things decide it. First, time: moving week is full, and a professional move-out cleaning takes one large task off the list. Second, what you owe: read the lease or the sales contract to see what condition the home must be left in. Third, cost: the free quote gives you the price up front, so you can weigh it against a day of your own work. Why does a move-out cleaning cost more than a routine cleaning?

Short answer: Because there is more to clean, not because the starting price is higher. A move-out cleaning covers the whole property in detail.

When should you book a move-out cleaning, and how far in advance?

Short answer: Book it for the day after the home is empty and before you hand over the keys, and ask for the quote as soon as you know your move date.

How do you prepare a home for a move-out cleaning?

Short answer: Empty it, tell us the address, size and move date, and leave paper towels and trash bags.

1. Empty the home. The service is made for a property with the furniture and belongings already out.
2. Send the details. The address, the size of the home and your move date, when you request your quote.
3. Ask about extras early. Anything outside the scope, such as wall washing, is quoted separately when we can offer it.

Do landlords, property managers and home sellers book move-out cleaning?

Short answer: Yes. TCS cleans vacant rentals between tenants and empty houses before a buyer takes the keys.

For a rental that changes tenants, a cleaning of the empty unit gets it ready for the next move-in. For a house that has been sold, the owner or the realtor can book it so the rooms are clean for the buyer. What does Maryland law say about getting your security deposit back?

Short answer: Maryland requires the landlord to return the deposit with interest within 45 days after the tenancy ends, or send a written list of damages.

Under Maryland Real Property § 8-203, a landlord may not charge a security deposit above the equivalent of 1 month’s rent per dwelling unit (with a limited exception tied to utility assistance). Within 45 days after the end of the tenancy, the landlord must return the deposit together with simple interest. To keep any part of it for damages, the landlord must send, by first-class mail to the tenant’s last known address and within the same 45 days, a written list of the damages claimed with an itemized statement of the costs incurred. Failing to do so forfeits the landlord’s right to withhold any part of the deposit for damages. Separately, if a landlord charges a deposit above the limit, the tenant may recover up to three times the extra amount charged, plus reasonable attorney’s fees.

What are the security deposit rules in Washington, DC?

Short answer: In DC, the housing provider must notify the tenant in writing within 45 days after the tenancy ends, with documentation supporting any claim.

D.C. Code § 42–3502.17 says the housing provider must notify the tenant in writing, personally, by email or by certified mail, within 45 days after the tenancy ends, about any alleged unpaid amounts, and the notice must include photographs or other documentation supporting the claim. The tenant then has 30 calendar days after the notice is served to dispute the amounts, and the housing provider has 10 days to respond. How much cleaning is expected when you move out, and what counts as ordinary wear and tear?

Short answer: Your lease says how clean the unit must be returned. The law deals with a different thing: ordinary wear and tear, which is deterioration from normal use and is kept separate from damage.

D.C. Code § 42–3502.17 defines ordinary wear and tear as deterioration that results from the intended use of a dwelling unit, including breakage or malfunction due to age or deteriorated condition, and says a deposit cannot be withheld for it. Maryland’s § 8-203 allows a landlord to withhold for damage beyond ordinary wear and tear to the premises, common areas, major appliances and furnishings. A cleaning handles dirt and mess, and it does not repair damage, so the two are different questions. Read your lease first; this is general information, not legal advice.

Can you ask for a move-out inspection in Maryland?

Short answer: Yes. Maryland law gives tenants the right to request one by notifying the landlord in writing ahead of the move.

According to Maryland Real Property § 8-203, a tenant who wants to be present should notify the landlord by certified mail of the intention to move at least 15 days before the move date, and the inspection takes place within five days before or after the date of moving.
